CAMCO'S EXECUTIVE STAFF
PHILIP HARVEY, Chairman & CEO
In1975, Phil founded CAMCO (Community Association Management Company) to serve the management needs of condominium and homeowner associations. CAMCO has since been a steadily growing and successful company, now serving more than 15,000 homeowners and specializing in high rise buildings. CAMCO's success is due to its strict adherence to quality service and fair prices. CAMCO is the largest independent firm in the region dedicated exclusively to managing condominium and homeowner associations.
Prior to founding CAMCO, Phil was Vice President of Housing with The Korman Corporation where he directed a division that was responsible for the construction, management and sales of more than 1,000 homes. He has worked with township officials, engineers, attorneys, public utilities and private contractors in developing communities from raw ground to final purchase. Phil's experience as a builder is an invaluable resource to clients and an aide to the staff.
Phil received a B.S. in Mathematics from Tufts University, and his M.B.A. from the University of Chicago. He is married to Nancy Gilboy, the president of the International Visitors Council of Philadelphia.
PATRICIA CASASSA - VICE-PRESIDENT

Patricia began her career with the Linpro Company who developed the Rt 73 Marlton area with Commercial Residential Homes, Apartment Communities, and Shopping Centers. Within a five year span was promoted to the Residential Director of Property Management until the development of the Christina Gateway in Wilmington, Delaware where she became the Director of Commercial Property Management. Upon the sale of the Development Partnership, Patricia returned to New jersey as the General Manager of the Kinds Grant Maintenance Association, a Planned Unit Development of 15 communities of Town-homes and Condominiums. Patricia was with the KGMA for ten years.
MARY CARROLL KING, CMCA - VICE-PRESIDENT

Mary Carroll King is a CAMCO Vice-President responsible for Manger training and office operations. She has been involved in residential real estate management since 1986. Before joining CAMCO in 2005 she worked for The Westover Companies of King of Prussia and fourteen years for Korman Corporation. Mary Carroll has managed communities consisting of town-homes, apartment style and mid-rise buildings. Her excellent communication skills, knowledge of the industry, and leadership qualities make her a valuable asset to our clients.
JOAN ROSENFELD, CMCA, AMS, PCAM
Joan has more than 30 years experience in the community association field and served as CAMCO's President for more than 20 years. She now works for CAMCO as a consultant continuing to bring her wealth of knowledge and abilities to CAMCO's clients. Joan holds CMCA and PCAM designations from the Community Association Institute (CAI) and has served as the President on the Executive Board of Directors of the Pa/Delaware Valley Chapter of the CAI.
Joan is a graduate of Temple University with a BA in Education. Her early jobs in accounting added another important skill for the management of CAMCO.
Joan's expertise has been recognized by Lorman Seminars and Half Moon Seminars for legal, accounting and real estate continuing education for whom she has participated in seminars on condominium operations and administration.
ERICA ALLES - AREA MANAGER

Erica began her career in Property Management in Florida, then transitioned to Community Association Management at a time when many apartment communities were converting to condominiums. She worked with apartments and condominiums in Jacksonville for almost ten years, where she earned her CAM license and acquired such skills as disaster management, including Hurricane Preparedness. Erica’s knowledge was applied to help prepare CAMCO’s communities in the Fall of 2011, when a hurricane devastated much of the East Coast. Erica works with other CAMCO Managers and the Administrative Staff to ensure that the most effective practices are in use. Erica works closely with the Boards of Directors in her portfolio to ensure that each Association’s needs are being met.
MARY ELLEN PATTON - AREA MANAGER

Mary Ellen is a CAMCO Area Manager responsible for the management program of multiple properties. Before joining CAMCO Management Company, Mary Ellen worked at KormanSuites where she rose from the ranks of Manager to Regional Manager and directed the management programs for five KormanSuites and apartments throughout the Philadelphia area. As a Regional Manager with Korman, Mary Ellen oversaw all operations, reported to owners and investors, as well as hired and trained new managers. Before Korman Mary Ellen was an office manager for a home service company. Mary Ellen as an Area Manager for CAMCO Management Company is able to bring her expertise to all of the properties she oversees. Mary Ellen attended Gwynedd-Mercy College and graduated with a Bachelor of Science in Business Administration.
JOE STRANEN - CONTROLLER
Joe is responsible for all of CAMCO's accounting, financial and computer services. The financial staffs of three accountants and six accounts payable and receivable people produce monthly financial statements and special reports required by our clients. Joe oversees the Association's investment funds and generally acts as a watchdog for the finances of each Association.
CAMCO STAFF
CAMCO is a company of approximately 50 people who are dedicated to serving our client communities. Although we have only been able to highlight a few of the CAMCO people, there are many property managers, office support personnel and others who make up the total resource that CAMCO brings to your Association.
