PHILIP HARVEY, Chairman & CEO



In 1975, Phil founded CAMCO (Community Association Management Company) to serve the management needs of condominium and homeowner associations. CAMCO has since been a steadily growing and successful company, now serving more than 15,000 homeowners and specializing in high rise buildings. CAMCO's success is due to its strict adherence to quality service and fair prices. CAMCO is the largest independent firm in the region dedicated exclusively to managing condominium and homeowner associations.

Prior to founding CAMCO, Phil was Vice President of Housing with The Korman Corporation where he directed a division that was responsible for the construction, management and sales of more than 1,000 homes. He has worked with township officials, engineers, attorneys, public utilities and private contractors in developing communities from raw ground to final purchase. Phil's experience as a builder is an invaluable resource to clients and an aide to the staff.

Phil received a B.S. in Mathematics from Tufts University, and his M.B.A. from the University of Chicago. He is married to Nancy Gilboy, the president of the International Visitors Council of Philadelphia.

JOAN ROSENFELD, CMCA, PCAM - PRESIDENT


Joan has been CAMCO's President since 1989. As President, she is responsible for the day-to-day operations of the Company including manager training, client relations, and new business development. Joan holds CMCA and PCAM designations from the Community Association Institute (CAI) and served at the President on the Executive Board of Directors of the Pa/Delaware Valley Chapter of the CAI in 2008.

Joan joined CAMCO in 1979 as Assistant to the President and was named Vice President ten years later. Joan's excellent communication skills and analytic ability are strong factors contributing to her success in the community management business. Joan graduated from Temple University with a BA in Education. Her early jobs in accounting added another important skill for the management of CAMCO.

In addition to her other duties, Joan is active in consulting with developers and their attorneys in preparing public offering statements for new condominium and HOA communities. Joan's abilities are well respected by the City's major law firms, who regularly recommend her to their clients.

Joan's expertise has been recognized by Lorman Seminars and Half Moon Seminars for legal, accounting and real estate continuing education for whom she has participated in seminars on condominium operations and administration.


JOSEPH STRANEN - CONTROLLER

Joe is responsible for all of CAMCO's accounting, financial and computer services.  The financial staff of three accountants and six accounts payable and receivable people, produce monthly financial statements and special reports required by our clients.  Joe oversees the Association's investment funds and generally acts as a watchdog for the finances of each Association.

PATRICIA CASASSA - REGIONAL VICE-PRESIDENT
Patricia began her career with the Linpro Company who developed the Rt 73 Marlton area with Commerical, Residential Homes, Apartment Communities, and Shopping Centers.  Within a five year span was promoted to the Residential Director of Property Management until the development of the Christina Gateway in Wilmington, Delaware where she became the Director of Commercial Property Management.  Upon the sale of the Development Partnership, Patricia returned to New jersey as the General Manager of the Kinds Grant Maintenance Association, a Planned Unit Development of 15 communities of Town-homes and Condominiums.  Patricia was with the KGMA for ten years.

MARY CARROLL KING - REGIONAL VICE-PRESIDENT

Mary Carroll King is a CAMCO Vice-President responsible for Manger training and office operations.  She has been involved in residential real estate management since 1986.  Before joining CAMCO in 2005 she worked for The Westover Companies of King of Prussia and fourteen years for Korman Corporation.  Mary Carroll has managed communities consisting of town-homes, apartment style and mid-rise buildings.  Her excellent communication skills, knowledge of the industry, and leadership qualities make her a valuable asset to our clients.
